Some traditional markets have better seasonal selling months than others.  Cape Cod may have bitter cold or snow that may stop a potential buyer from heading out in the “elements” to buy a home.  And it may have that hot humid heat in the summer that you would think could stop buyers from searching for a home but its not true!
Cape Cod real estate attracts many types of buyers:  first time buyers, vacation & second home buyers, retiree buyers & investor buyers along with those in the market for a primary residence.
Spring, Summer, Winter or Fall – there is no best season to sell a house on Cape Cod.
January, February, March, April, May, June, July, August, September, October, November or December – there is no best month to sell a house on Cape Cod.
Thanksgiving, Christmas, New Years, Super Bowl, Valentine’s Day, Fourth of July, Back to School, Halloween – there is no best holiday to "wait until after" to sell a house on Cape Cod.
Take a look at these graphs:

Sales for 2012 to date have topped the total amount of homess sold in 2006, when there were the most houses available for sale on the Cape. In the graphs above, blue represents 2012 listings, gold represents 2011 listings. In the chart above, you can see that there are less overall listings in 2012, to date, compared to the total amount that were listed in 2011. And when you look at the second graph, you can see that more homes and condos have sold in 2012, to date, than were sold in all of 2011. 
Any house will sell if it is:
  • Priced correctly for current market conditions
  • Available for appointments
  • In good repair
  • Shows well
  • Marketed to target audiences correctly
The Cape Cod real estate market breaks all the "norms" when it comes to the best time of year to list your home for sale.
